Our guest house is located close to the historic "Old Town", and is approx 1 mile from the city centre, and even closer to Edinburgh Castle and Holyrood Palace, which are located in the Royal Mile. Offering quality bed and breakfast accommodation in Edinburgh and awarded the Scottish Tourist Board's "Five Star" accommodation, and the Automobile Association's "Five Diamond (RED)" grading, which affords you the style and comfort of a similarly high standard city hotel at a fraction of the cost.  Newington Cottage Guest house is totally non-smoking and regretfully do not have the facilities for children or pets. We have a great list of places of interest to visit in Edinburgh and will happily guide you through them. Newington Cottage was built in 1834 and was designed by the famous Scottish Architect Thomas Hamilton. If you have time to view the 'old Royal High School', once intended as the Scottish Parliament building, or the Dean Gallery of Modern Art, you will see the similarity in the basic structures: these classic buildings are but two of the many attributed to Hamilton. The house has undergone many changes over the years: in the 1980s it was allowed to fall into serious disrepair. It was in fact given Grade A1 listed status, with full protection in place. Although the house was in a sad state, we saw at once that it could be returned to its former glory. It was in this condition that eventually, having spent a year and a half trying to buy the property, were rewarded for our patience in 1991 with the clear titles and the task of restoring it to a family home. I'm sure you will agree that the result was worth the effort.

In 1996 we welcomed our first bed and breakfast guests to Edinburgh. Newington Cottage has three lovely en suite bedrooms. Breakfast is taken in our elegant dining room. We catered in bars and restaurants in and around Edinburgh for the past 30 years and are no strangers to quality and service, but have just recently retired from outside catering. We are always seeking to improve our home and each year we target a new project; it's a labour of love. We hope you enjoy your stay with us, and we will do all we can to make your visit comfortable and your experience of Edinburgh and Scotland truly memorable.

Our guest bedrooms are all distinctive. They are very luxurious, quiet and spacious. The beds are large and inviting with electric blankets, should the night turn chilly. Relax in comfortable chairs or sofas.

All rooms are very well appointed with colour TV, radio, CD player with a selection of CDs, a hair dryer, iron and ironing board. There is a small refrigerator in each room with mineral water, fresh milk and fruit juice, as well as decanter of sherry, fresh fruit, confectionery and flowers. Also included to welcome you are tea, coffee, hot chocolate and Scottish shortbread. 

The pretty en suite bathrooms have strong showers and are roomy and well appointed, with large bath towels, and complimentary toiletries. Our aim is to give you all the comforts and extras that you would find at home. Breakfast is served in the dining room from 8.00am to 9.00am, and all items are cooked to order and to any requested method. If you require an earlier or later breakfast please ask and we will provide you with a continental breakfast in your room.

A coin operated telephone is provided for outside calls on the basement floor.
